Facilitee is the service desk that sits between tenants, owners, managers and contractors. A repair gets reported, triaged, assigned, done and signed off in one place, instead of across an inbox and a phone.
Book a 30 min callmeetings.hubspot.com/jandouweThe market read. The Netherlands had 3,508,252 rental homes at the end of 2024, roughly 2.32 million held by woningcorporaties and 1.19 million by private landlords. Your site says Facilitee manages 75,000+ units. That comparison is deliberately rough, because your unit count spans offices, retail, industrial and student housing as well as homes, so it isn't a clean percentage. It's still the right order of magnitude to plan against, and the direction it points is headroom. Sources: Tweede Kamer notitie 2025 and CLO woningvoorraad data for the stock figures; facilitee.com for the 75,000.
Your customers wrote the evergreen email already. Rein Mellegers at Intohousing is quoted on your own homepage saying they handle "7 times more objects in our portfolio without adding extra staff." That line needs no trigger to be true, and it's true for every manager on the list. It's also the exact counter-argument to the thing half of them are doing instead, which is section 03, row four.
| Layer | Signal | What fires it | Where the data comes from |
|---|---|---|---|
| Felt pain | Tenants publicly naming unfixed repairs | Fresh one and two star reviews where tenants write that maintenance requests sit unresolved. This is the signal that opened your own inbox in July | Trustpilot NL and Google Reviews, crawled and matched to the manager |
| Felt pain | Complaint velocity change | Not the score, the direction. A cluster arriving inside a short window means something broke recently, which is a different email to a long-term low rating | The same profiles re-crawled on a fixed cadence and diffed, so it's the change that fires rather than the rating |
| Native fit | Runs a system you already integrate with | The company's stack shows Bloxs, Informant, BRIXXonline, Omniboxx, Scope, Exact or Pilar. Your partnerships page already says the connection exists | Page-source and technology fingerprinting, plus partner customer pages |
| Native fit | Stack-to-value banding | Which of those systems correlates with a larger portfolio, and therefore which stack gets worked first rather than simply worked | Detected stack joined to portfolio size across the built list, then ranked by median unit count |
| Growth | New management mandate won | Dutch beheerders announce nearly every new mandate publicly, naming the complex and the start date. More units means more tickets, and your pricing scales per rental contract | LinkedIn monitoring across the target list, own news pages, Vastgoedjournaal |
| Growth | Unit-count estimation from a named complex | An announcement names a building, not a contract count. Turning one into the other is what decides whether the account is worth a sequence | Complex name and address matched against public rental listings and BAG address data to estimate units |
| Org change | New technical or operations leader | A Technisch Manager, Manager Servicedesk or Hoofd Beheer takes the seat. They inherit the process and have about ninety days to show it improved | Job-change monitoring across the qualified universe |
| Org change | Open servicedesk or technical role | The company is hiring a technisch beheerder or servicedesk coordinator. They've decided to spend money on this problem, and the money is going into salary | Dutch job boards and ATS feeds, filtered to property management |
| Org change | Role open past the threshold | The vacancy is still live weeks later, which means they can't fill it. That's when "you can't hire your way out of this" stops being a line and starts being their week | Posting age tracked across repeat crawls. We'd set the threshold on your real data rather than guess it up front |
| Stacked | Public complaints and hiring at once | Both fire on the same account in the same window. The pain is public and they've already committed budget to it. Highest-intent combination on this page, and live on named Dutch managers today | The two rows above, joined and scored |
| Base | Lookalikes of your named customers | Twins of Intohousing, Key Vastgoed, Urban Interest and Verra Makelaars, matched on type, portfolio size and region. You can name the reference on the call | Discolike, Prospeo and Ocean |
| Base | Portfolio size banding | Your quote form already asks for rental contract count, so you've been collecting the sort key all along. The message changes between bands: margin at the top, hours saved at the bottom | Enrichment across the target list, banded against the same field your own form uses |
| Base | Priority model across the whole set | When a review, a vacancy and a new mandate all fire on one manager in one week, something has to decide which email sends and which waits. Felt pain outranks fit, and anything with a date outranks anything without one | Weekly scoring pass across every signal above, one account to one message |
What the stacked signal looks like on a real company. Van der Linden Vastgoedmanagement in Almere holds a 1.4 star Trustpilot rating, with tenants writing that they "ignore maintenance requests and serious issues and complaints." They also posted a Senior Technisch Manager vastgoed vacancy dated 26 June 2026. Public pain, budget already committed, and the budget is going into a salary rather than a system. That is the exact moment the Intohousing line lands. MVGM shows the same pattern at larger scale. Both examples were retrieved on 31 July 2026 and would be re-verified live before any send.
8096981 has been collecting founder-led demos since the company started8096981, with the tracking script live sitewide, not just a calendar embedG-4LM2LMHHCQ is live and counting sessionsWhy this section is short. We could have listed twenty tools you don't run. That reads as criticism and it wouldn't be useful. What matters is that the CRM is already in place and already carries history, so none of what's proposed here needs a migration. It needs operating. Every item above was read from the raw page source of facilitee.com on 31 July 2026.
One thing we'd want your call on first. Partner co-selling means outreach that touches relationships you own personally. We've proposed it because for a team your size it's the strongest lever available, not because we assume it's ours to run. If you'd rather those conversations stay entirely with you, say so and this becomes a build we hand you rather than a channel we operate.
Four answers change the work. Whether woningcorporaties are in scope or deliberately out, whether partner co-selling is ours to run or stays with you, whether there's a customer whose result you're happy to put in an email, and how many demos a week you actually want to take. None of them blocks the call. All four shape the first send.
Thirty minutes. We go through which of these thirteen signals are firing on real Dutch property managers this week, and what the first ninety days would actually look like. If it's not a fit we'll say so on the call.
